Eligible Colorado homeowners can now apply to the Property Tax Deferral Program through their counties by April 1, 2026. The program allows qualifying seniors ages 65 and older and active military service members to defer payment of their property taxes with a low-interest loan from the Colorado Department of the Treasury.
“Rising costs continue to put pressure on household budgets, especially for seniors and military families,” said Colorado State Treasurer Dave Young. “The Property Tax Deferral Program helps eligible taxpayers stay in their homes and remains a critical financial option for Coloradans across the state.”
Recent legislation transitioned portions of program administration from the State to individual counties. As a result, homeowners must now apply directly through their county treasurer’s office.
The General Assembly also voted to eliminate the program’s tax growth eligibility category, which previously supported homeowners who experienced significant rises in property taxes. These taxpayers are no longer eligible for a new deferral loan; former participants should contact the Colorado Department of the Treasury for questions about their loan account or payoff information.
The Property Tax Deferral Program offers low-interest loans, not a tax reduction. Deferred taxes accrue interest and are recorded as a junior lien against the property. Homeowners repay the loan over time or when a non-qualifying event occurs, such as the sale of the home.
Eligible homeowners must submit their applications by April 1, 2026. Participants who deferred their property taxes in previous years must reapply annually to continue their loans.
